Understanding DSCR
The Debt Service Coverage Ratio is calculated by dividing the property's monthly rental income by the total monthly mortgage payment (principal, interest, taxes, insurance, and HOA fees).
Example Calculation:
Monthly Rent: $2,500
Monthly PITIA: $2,000
DSCR = 1.25 (Excellent!)
A DSCR of 1.0 means the property breaks even. Most lenders prefer 1.0 or higher, with better rates available at 1.25+.
